Windsor Capital Management (WCM) is a Private Funds Management & Advisory firm providing secured mortgages on property transactions for borrowers and investors.

We have been operating for many years building our expertise and network along the way. We have experience in a full spectrum of Australian real estate classes including all phases and stages of debt and capital structures including funds management.

We provide finance options for property-based borrowers who are unable to meet standard bank requirements and give investors access to these loans to secure returns above that offered by bank interest.

We are a Melbourne-based fund manager that has been lending money to the business and property community for over a decade.

Windsor Capital lends funds via its Select Mortgage Fund and Pooled Mortgage Fund to a range of high-quality businesses looking for short and medium term funding.

These funds provide sophisticated investors exposure to high  yielding investment options that balance risk with enhanced returns.

  • The Select Mortgage fund offers a higher rate of return by matching investor/s with individual developments or businesses loan opportunities.
  • The Pooled Mortgage fund spreads your investment across a number of projects while providing an enhanced rate of return.

Our investment strategy aims to provide funds to developers and businesses secured by Australian property.

We adopt a rigorous risk profile on all opportunities and conduct an in-depth analysis of the business before approving any loan. Funds are not released to any borrower until the opportunity is approved by members of our Credit Committee and senior management.

The target sectors are commercial (retail, industrial and office) and residential property development (apartments, housing estates, multi-unit dwellings).

Chrish Samuel

Managing Director

Chrish is the Group Managing Director and founder of the firm in 2010 and has over 15 years experience in financial services with an extensive track record across real estate investments. Chrish is responsible for overseeing the group’s activities, setting the strategic direction of the business,
as well as building and enhancing relationships with the firm’s clients and investors. Chrish is a member of the Windsor Capital Investment Committee and is the Chief Investment Officer for the various Windsor Capital debt, equity and real estate funds.

Chrish Holds Diplomas in Financial Services and is a member of the Institute of Company Directors.

Steven Zammit

Chief Financial & Commercial Officer

Steven has over 25 years professional experience working with ASX listed, US Multinational and SME’s across sectors including property development and construction, mining, financial and other service-based organizations.

Over the last 10 years Steven has been responsible for funding residential and commercial projects in excess of $500M. Steven has also managed the delivery of residential and commercial developments from acquisition to handover Serving as Chief Financial Officer for Oliver Hume, BPM and Ouson Group. Steven holds a Masters Applied Finance , Graduate Diploma ( Accounting & Finance ) Bachelor of Business ( Accounting ) and is a qualified CPA.

Michael Van Cuylenburg

Michael has enjoyed a successful career as a corporate finance executive for 17 years across a broad range of industry sectors, followed by 13 years as a Stockbroker.

He has spent the last 12 years as Principal of Ricard Securities Pty Ltd, which holds an Australian Financial Services License issued by the Australian Securities & Investments Commission (ASIC). AFSL 299812  

Michael was a CPA for 28 years and is a Member of the Australian Institute of Company Directors. Michael holds a Bachelor of .Economics  and is a qualified CPA

Gayan Peiris

Director – Real Estate and Projects

Gayan is a highly experienced development and project management professional with 18 years’ experience in the property and construction sector. Having worked as the client, contractor and consultant, he understands the complexities and delivery requirements of each stakeholder at all levels of the organization.

His experience spans across managing the entire project development life cycle from providing project advisory on green field and brown field site acquisitions to managing the town planning and design process, procurement, leasing and marketing, contract management, construction management and fit-out of projects ranging from $1M up to $400M. Clients and organisations include blue chip institutions such as the National Australia Bank, Commonwealth Bank of Australia, Shell Australia, RMIT University, the State Government of Victoria and private property funds specialising in mixed commercial and residential developments in broad acre communities and infill sites. He also has extensive experience in planning and delivery of national retail store development programs for global fashion brands in Australia and complex national signage branding programs. Gayan holds degrees in Master of Business Systems ( Project Management ) and Bachelor Business (Banking & Finance)
