Windsor Capital Credit Fund (WCCF)
The Windsor Capital Credit Fund (WCCF) is an Australian-domiciled unregistered managed investment scheme. The Fund is managed by Windsor Capital Holdings Pty Ltd, with FB Corp Limited acting as Trustee and FundBase Pty Limited providing administration and registry services.
Investment Strategy
The Fund operates primarily as a mortgage fund, deploying investor capital into a diversified portfolio of property development finance opportunities across Australia's residential, commercial, industrial, and accommodation sectors. Rather than acquiring direct property assets, the Fund provides structured financing solutions including first and second mortgages, mezzanine debt, convertible notes, and preferred equity instruments. This positions investors in a senior or preferred position within the capital stack, offering a more defensive return profile relative to direct equity investment.
Target Returns & Structure
The Fund targets net returns of 10–12% per annum and is suited to investors with a medium-to-long-term horizon of 5 to 8 years.
Investor Eligibility
This Fund is available exclusively to Wholesale Clients as defined under the Corporations Act 2001 (Cth). It is not a registered managed investment scheme and this Information Memorandum has not been lodged with ASIC.
Benefits of The Windsor Capital Credit Fund
Experienced Investment Team
The Fund is managed by an experienced investment team with deep expertise across property finance and capital markets. Every loan undergoes rigorous due diligence — covering credit assessment, borrower evaluation, and security property valuation — before any capital is deployed. Ongoing loan monitoring and proactive covenant management ensures the portfolio is actively overseen at all times, with investor capital protection at the forefront of every decision.
Income from Property Exposure
The Fund offers investors meaningful exposure to Australia's property development sector without the complexities of direct property ownership. By providing structured credit across first and second mortgages, mezzanine debt, and preferred equity, investors participate in property development returns while maintaining a senior or preferred position in the capital stack — generating stable, contracted income that is largely uncorrelated with listed equity markets.
Diversification
The Fund maintains broad diversification across borrowers, property sectors, financing instruments, geographic regions, and project stages. This multi-dimensional approach is designed to reduce concentration risk, smooth returns across varying market conditions, and deliver consistent income throughout different phases of the property and credit cycle.
